Is Besafe Property Group Independent?

BeSafe Property Group are 100% Independent and are not affiliated with any real estate agents nor any other 3rd party.

The inspection reports provided to you are strictly based on our highly qualified inspectors’ findings.

How much are the reports?

BeSafe Property Group ensures that competitive quotations are provided.
Our quotation will consider the building/property size, the urgency of the inspection as well as the report/s required.

How do I book an inspection?

What details do I need to provide when booking an inspection?

When booking an inspection, the following details will need to be supplied;

  • Full Name: This will appear on the report
  • Inspection Address
  • Contact Details: Phone number and email address
  • Inspection service requested
  • Real Estate agents’ details if known

Do I have to arrange access (with the agent/vendor) for the inspection?

BeSafe Property Group will liaise directly with the agent and/or vendor to organise access.

You will be kept up to date during the booking process and will notified of the confirmed booking details.

When will the inspection be done?

We endeavor to have the inspection/s done within 24-48 hours of receiving the booking request.

This will be subject to access availability with the agent and or vendors.

Once the inspection is confirmed what happens?

A minimum of 10% deposit will need to be processed with one of our friendly team members to secure your booking.

A confirmation email will then be sent to you outlining all the relevant information relating to your inspection.

How do I receive my report?

The ordered inspection report will be emailed directly to you in PDF format.

When will I receive my report?

Within 24 business hours after the inspection has been completed.

Are the inspectors licensed?

BeSafe Property Group only use fully licensed inspectors.

Does BeSafe have indemnity and public liability insurance?

Yes, we have $1,000,000 in indemnity and $20,000,000 in public liability insurance for your protection

Are you a licensed Builder?

Yes, our inspectors are licensed builders.

Can I be present at the time of inspection?

Yes, you may be present at the time of the inspection.

Please advise our team if your intention is to attend the inspection, as extra time will need to be allocated.

Please note: Full payment will need to be made prior to the inspection, if your intention is to attend.

Are you able to advise on wall removals?

Upon special request, our inspectors will be able to advise on whether a specific wall/s can be removed.

Please note: This information will be provided verbally and will not be included in the written report.

Can I call the inspector with any questions and/or concerns?

Yes, the inspector’s direct contact details will be provided within your report and the confirmation email sent.

You are welcome to call the inspector directly to discuss the report, your concerns and ask any questions relating to the property inspected.

Are you able to provide an approximate quote on defect repairs?

Upon special request, our inspectors will be able to provide an approximate quote on repairs.

Please note: This information will be provided verbally and will not be included in the written report.

Can I see a sample report?

What areas do you service?

We service all Sydney metropolitan areas.

However, upon special request we can service out of areas (central coast, Wollongong etc) Please call for an immediate quotation.

Are you able to provide a same day report?

BeSafe Property Group understand that urgent inspections and reports may be required.

To accommodate this, we offer same day report services.

This will however incur a surcharge.

Are you able to provide a verbal report after inspection?

Yes, verbal reports can be provided after inspection.

Full payment for your inspection must be made prior to receiving this report.
Please notify our team at the time of booking if you wish for the inspector to call.

Do you test electrical appliances and Air conditioner?

Any visual defects noted and evident will be reported on electrical appliances and air conditioners.
Upon special request, we may test the functionality of the appliance however this will incur an additional charge.

Can I request special instructions?

Should you require our inspector to specifically note/advise on any areas of concern, please inform our team upon booking your inspection.

Alternatively, you can email us on info@besafeinspections.com.au and we will ensure the inspector has been notified prior to the inspection.

What happens if I cancel?

To cancel appointments, please call (02) 9410 3740 or email info@besafeinspections.com.au as soon as you become aware that a cancellation is required.
Time is the critical factor in avoiding or minimising cancellation fees and charges.

We will confirm your phone / email call with a ‘Confirmation of Cancellation’ email detailing the appointment cancellation and any fees and charges that may be due.

It is important to note that the cancellation is not confirmed until you have received the ‘Confirmation of Cancellation email.

Cancellation Fees and Charges

  • More than 48 business hours prior to the agreed report date / time
    ~ no cancellation fee or charge.
  • More than 24 business hours prior to the agreed report date / time, but less than 48 hours
    ~ no cancellation fee or charge
  • Less than 24 business hours prior to the agreed report date / time
    ~ 20% of the agreed inspection price
  • Same day cancellation prior to the agreed report date / time
    ~ 50% of the agreed inspection price

What is the pre-agreement?

Pre Engagement Agreement

BeSafe Group only use accredited and fully insured inspectors and operate in accordance with all regulatory requirements and relevant Australian Standards.

To ensure our compliance and for your convenience we have attached a link to download the relevant agreement(s).

Please ensure you download, read and understand the agreements.

If the order is not cancelled prior to inspection we will consider the agreement to be accepted.

What do you inspect?

Our inspections meet and comply with the Australian standard (4349.1)
We visually inspect the following:

General building:

  • Interior & exterior of the building
  • Roof space & under roof space
  • Roof exterior
  • Evidence of dampness

The site:

  • Garage, carport and garden shed
  • Separate laundry or toilet
  • Small retaining wall (non structural)
  • Steps
  • Fencing
  • Surface water drainage
  • Stormwater run-off
  • Paths and driveways

Timber Pest Inspection:
We check for the following:

  • Current Termite activity
  • Past history activity
  • Extent of damage caused by termites
  • Dry Rot or Woodrot in timbers
  • Dampness under the house
  • Safety concerns caused by timber pests

Do the reports include photos of defects?

Our comprehensive written reports will provide all photos taken during the inspection.

This will include and will not be limited to defects found.
